Property Scope is a product wholly owned by Spatial Hub Analytics Pty and is a register trademark and brand

Who makes Property Scope?

Property Scope has been developed jointly with our commercial partners Stateland Pty Ltd (property developers) and Planz Town Planning (Town Planners)

 

The Reports

Who are the reports for?

Our reports are designed for use by individuals, small property developers, real estate agents and other professional concerns supporting them.

What is the purpose of the reports?

We aim to provide the core information required to assess a property, its opportunities and risks.

We aim to assist our users to engage with Councils and other professional parties on an informed basis. We do not aim to replace or substitute professional advice.

Where is the information from?

Our reports are based on information extracted from Council (and other) databases at the time a report is created. Information may change subsequently.

What is in a Basic Report?

  1. An aerial image of the property, its boundaries, dimensions and area
  2. The formal address of the property
  3. The property’s LOT and Plan Number
  4. The Tenure of the property (freehold, leasehold, etc)
  5. The Local Government Authority whose Town Plan covers the property
  6. The Locality of the Property
  7. The Town Plan Zoning – and where relevant Zone Precinct
  8. The Unimproved Land Value and Sale History
  9. A property elevation and contour map
  10. The State “Smart Map” for the property showing surrounding properties, their boundaries, area and Lot Number
  11. Zoning Map
  12. School Catchment

  1. All the contents of the Basic Report
  2. A list of accepted uses
  3. Uses which will require code assessments
  4. Surrounding Development Applications
  5. Hot links through to the relevant sections of the Town Plan covering states zoning
  6. Details of surrounding property development applications
  7. Parks and Community Facilities
  8. Road Network Map
  9. Flood and inundation map
  10. Bushfire risk rating
  11. Transport Network
  12. State Infrastructure overlays (such as noise corridors and airport environs)
  13. Details and location of council services such as water, sewerage, stormwater.

    Coverage

    What area do the Basic Reports cover?

    Our Basic Reports cover nearly all urban properties in QLD.

    What area do the Advanced Reports cover?

    Our Advanced Reports are limited to those LGAs with digital Town Plans. Initially, we will cover 7 of the largest LGAs in Queensland: Brisbane, Gold Coast, Moreton Bay, Ipswich, Sunshine Coast, Townsville, Redlands.

    What are the future coverage areas?

    From May 2022 we also aim to cover Toowoomba, Redland, Fraser Coast, Mackay and Cairns.

    During 2022 our coverage will expand to cover primary LGAs in NSW and VIC.

    Using Property Scope

    Creating reports

    1. Go to “Search Address” tab and begin typing the address in the search bar
    2. Click on the address you would like a report on (an image of the property will appear for you to check that you have the right address)
    3. Scroll down and choose a Basic or Advanced Report and follow the steps to purchase.

    Basic Report will show onscreen within seconds.

    Advanced Report (and all previous reports), can be found under the “My Reports” tab. 

    Your report is also emailed to you, along with your receipt.

    Saving reports

    Our platform will retain copies of all reports purchased.

    In our menu section of the product, you are able to identify and download reports you have already purchased.

    All reports can be received as an email attachment and you are able to save them as a PDF version in your own files.

    Pricing

    How does the pricing work?

    Our reports are design to be easy to read and affordable.

    A summary report from a Town Planner, on a specific site, can cost between A$500-$1200 per report. Our Basic Report is priced at A$19.95 and our Advanced Report at A$49.95 – great value by comparison.

    Pricing is per report – where an updated or additional report is requested our “pre report” pricing will be levied for each report down loaded.

    What is a subscription?

    For users who need regular reports on multiple properties we offer a subscription of A$499 for up to 10 reports within 30 days, with a top-up option for 10 additional reports for A$150.
